One West End Avenue is a prestigious new development that will anchor the southeast corner of the ambitious Riverside Center masterplan. Although three additional luxury residential blocks are planned over the next few years, One West End Avenue will stand apart in offering both luxury accommodation and high end retail, hotel and office space.
The top 41 stories will house 246 luxury condominiums and resort-inspired amenities, including a 12,000ft2 rooftop garden, a light-filled fitness center and an indoor swimming pool. These will sit on top of the multi-level, mixed-use podium, beneath which the double level cellar provides a discreet location for secure underground parking, service tunnels and MEP back of house space.
Challenge
This project proved challenging for Buro Happold, because the existing AMTRAK tunnel and drainage pumphouse beneath the site made logistics complex.
Solution
The team responded with intelligent solutions, such as incorporating fire suppression systems for the tunnel within our overall MEP design. Across the rest of One West End Avenue, we streamlined MEP services within a central tower that contains all the required infrastructure to heat and cool the building in its entirety, as well as a condenser that will efficiently remove excess heat energy.
