Delivering new heights in building standards for China
The Tongshan Street project in Shanghai will provide our client with a unique development expected to set new financial and sustainability standards for large-scale mixed use projects.
Comprising eight towers, the complex will house 700 luxury serviced and non-serviced apartments, hotel, retail and leisure facilities, and underground parking.
The client wanted to create a benchmark development for energy efficiency and low carbon emissions that would achieve a LEED Gold rating on completion. In addition to this, our engineers needed to deliver a facade that would be able to endure the regions monsoons, while achieving the architectural intent.
BuroHappold Engineering delivered high-performance facades to withstand Shanghai’s subtropical climate, combined with airtight triple glazing and external shading measures to deliver super-efficient building envelopes, true to the stunning architectural vision.
Even with this highly effective building fabric, maintaining year-round internal comfort required significant heating and cooling systems. Instead of traditional heating and air conditioning equipment in every apartment, we used an energy centre approach. This enabled larger apartments, increasing the commercial value of each property for our client and removing the need for air conditioning louvers, a potential compromise to the architectural aesthetic.
The energy centre means co-generation combined heat and power equipment can be used, providing significant running cost savings for our client. This attracted funding from the Shanghai Government, keen to reduce pressure on their central electricity infrastructure through encouraging developers to generate their own power.
To create the project’s stunning residential clubhouse, we used a timber lattice covered with supple metal panels. This solution reduced the carbon embodied in the structure, contributing to overall sustainability. The clubhouse achieved a LEED Platinum rating.
BuroHappold worked closely with the client and the design team to envisage and realise a ground-breaking development to meet the government’s 13th Five Year Plan carbon emission reduction targets. Tongshan Street will pave a new path for building standards in China.
