The physical design of a retail space has an enormous influence on the mood and behaviour of shoppers; the decision whether or not to buy can be affected by the quality, shape and ambience of the environment, so Buro Happold looks carefully at all aspects of the retail environment such as building materials, natural and artificial lighting, acoustics and landscaping, while considering the operational and management expenditure of the development.

Working closely with architects John Thompson and Partners, we prepared a detailed economic and spatial strategy to support a masterplan for the redevelopment of Dalian’s eastern coastal periphery. The proposed redevelopment, adjacent to the CBD of Dalian City, is substantial in scale incorporating former docks, shipyards, commercial zones, areas of natural beauty and a large petrochemical plant. The economic study involved significant data collection, analysis and interpretation of primary and secondary data sources, in order to best appraise alternative uses for the site.

Covering nearly 64 acres of land the Europe Centralna is set to become one of the largest integrated retail parks in Central Europe. The development process is divided into several stages, the first a hypermarket, a shopping gallery and retail park will be developed with the total retail space of 70,000 sqm and a 2,000 space parking. The second stage will include developing cutting-edge offices, a technology park, a hotel and a 90,000 sqm retail space. The complex will be located in the neighbourhood of the Silesian agglomeration and next to the largest highway junction, Gliwice-Sośnica, connecting the A1 and A4 highways. Thanks to its location, the development can be reached by over 3,2 million visitors who can access the centre within approx. 60 minutes.
