1 / Introduction

1 New York Street will provide 100,000ft² of high-spec office and retail space. The development acts as a landmark gateway to the Mosley Street corridor and Bruntwood’s evolving New York Street project.

The key requirement for the client was to transform an area that was historically underused to a commercial asset for Manchester. The first stage of the project was to design a stunning office building that would provide a landmark for the area. Our engineers worked closely with the architects to develop a building design that is dynamic and impactful. The design consists of two glass and metal ‘boxes’ that appear to slide out of the main building, while the building facade consists of glass and aluminium cladding to provide a strong urban form and distinctive character.

The city centre location of the 1 New York Street site presented a number of challenges for our structural and ground engineering teams, as there are adjacent tram lines in the road and statutory services located around the site. To minimise disturbance to both the tram lines and services, the existing basement structure has been used in conjunction with new pile foundations. This solution has also enabled a significant reduction to the overall construction programme and requirement for temporary works.

With an aim to cut carbon emissions by 16% compared to a similar building, environmental sustainability was central to the concept. Our specialists incorporated systems such as energy efficient cooling, low water demand appliances and an intelligently metered lighting system; as well as working closely with external assessors to give advice on cycle spaces and shower facilities to encourage people to cycle to work. The combination of these solutions not only reduced 1 New York Street’s carbon footprint, but also reduced the long-term running costs of the building, resulting in significant savings for our client. 1 New York Street is the first speculative building in central Manchester to be awarded a BREEAM ‘excellent’ rating.

Modern and spacious, 1 New York Street provides over 14 floors of sustainable office space, demonstrating how it is possible to create an attractive and effective office building while keeping environmental impact to a minimum.
