Building Services Engineering (MEP),

Created with a young, middle-income demographic in mind, the development will include stylish one and two bedroom apartments and is located close to major transport links and several the region’s top commercial centres. 

The project, developed by Lodha Group, will also include commercial space along with parking podiums to accommodate 6,000 cars.  

The development will be spread across three plots in three phases. It is expected to have a maximum of four to five building types, repeated across 60 to 70 buildings with a maximum height of 92.45m. Approximately 9.2m2 (100ft2) of development is envisaged for a population of around 50,000 – the equivalent of a new small town. 

Challenge

Buro Happold was engaged to provide expert consultancy around building services engineering (MEP), incorporating site-wide infrastructure services design. 

The sheer scale of the project means the documentation management and scheduling for the scheme is also challenging. Another key challenge has been the tight timescales for the project schedule, which required our engineers to develop a MEP design for the buildings that would be durable yet quick to construct, while simultaneously creating a coherent and integrated building services strategy. 

One of the key challenges is to design the services without impacting upon the existing trees and plants around the site.

Solution

The project aspires to LEED Gold certification for commercial buildings and the systems will be designed with the highest benchmarks for energy efficiency and reuse or recharge of natural resources. 

Energy efficient HVAC systems, 100% wastewater utilisation, rainwater-harvesting and solar PV renewable electricity generation are some key design features that further support its sustainability credentials.  

To enable fast-track construction, the Buro Happold team came up with a MEP design that could be mirrored across the whole site. For the apartment blocks, this comprised of buildings formed of 30 storeys, all of which are based around a central core, which could then be arranged in different clusters to add variation across the development. 

We devised our building services strategy early on, so it could be integrated with the architectural design from the earliest stages of development. Our building services teams worked closely to design the systems and produce coordinated plans that identified where the service shafts would be located.

Value

From the outset of this project, Buro Happold focused on the meticulous planning of its delivery, which saved time in construction and significantly reduced the margin for error.  

Once completed, the development will provide an exceptional quality of life for its residents, offering a self-sustained residential, commercial and social hub. The proposed development in the heart of the business capital of India, Mumbai, will be one of the largest mixed-use developments in India.
